Two years ago, if you asked a neighbor where to grab a quick weekday breakfast in Severna Park, the answer usually involved a drive south to Annapolis or a stop at a drive-thru window along Ritchie Highway. That answer is being redrawn block by block. Between the leases Continental Realty has signed at Park Plaza in the first half of 2026 and a new address a short walk south on Baltimore Annapolis Boulevard, the local map of where people eat before work, after a trail run, or between school pickups looks different from the one you had in your head last September.
The pattern is not random. It follows the trail.
The pivot at 550 Ritchie Highway
Park Plaza has always been a workhorse of a shopping center. Anchored by MOM's Organic Market, Planet Fitness and Five Below, it holds 55 tenants across roughly 185,000 square feet. What is different about the 2026 lease sheet is the kind of tenant coming through the door.
In January, Toastique signed a lease with Continental Realty Corporation for a 1,330-square-foot space at 550 Ritchie Highway, with a spring 2026 opening planned. If the name sounds familiar, that is because the group's first Anne Arundel County location has been operating in Annapolis since 2024. This is the same franchise team, Allyson and Mo Jishi with partners Chris Deli and John Brenner, expanding into the Severna Park market rather than a distant operator planting a flag.
Two months later the second lease landed. In March, Paris Baguette franchise owner Pratik Patel signed for 2,889 square feet at Park Plaza, with the café planned to open in summer 2026. Patel already runs a Paris Baguette in Towson, and four additional cafés under different owners are open across the region.

Two health-forward, fast-casual concepts within a few storefronts of MOM's is a category, not a coincidence. Patel told CRC he targeted Severna Park "because this specialty category is underserved in the community." Toastique's operator said something similar about why the center itself made sense. "We love the walkability of Park Plaza, including the nearby trails," Allyson Jishi told the Severna Park Voice.
Read those two statements together and you get a small but real repositioning. Park Plaza is starting to function less like a stop-and-park errand center and more like a daily rhythm anchor for the walk-and-bike crowd already coming off the B&A Trail. Toastique's hummus and berry jams are produced on site daily, and the juices, currently pressed at the Annapolis location, will be transported to Park Plaza each morning. That is a supply chain designed around a morning crowd, not a weekend one.
A mile south, another opening
The Ritchie Highway story is not the whole story. Baltimore Annapolis Boulevard is picking up its own new tenant this year.
Vivi's Chicken n' Mac announced in February that it would close its Edgewater location after roughly a year in business, and the operator said it plans to continue expanding in Anne Arundel County with a Severna Park location coming soon. The new address is 544 Baltimore Annapolis Boulevard. No firm opening date has been shared, but the choice of address is telling. That block sits within easy walking distance of the B&A Trail corridor and puts Vivi's inside the same walking-and-biking catchment that Toastique and Paris Baguette are also chasing.
Combine those three arrivals with what was already there, and the pattern is clear enough to draw on a napkin. Park Tavern and JB's, both operated by 206 Restaurant Group, still cover the sit-down and sports-bar end of the block. Señor Chile Café continues to draw a crowd at 594 Benfield Road, in the Benfield Village Shopping Center where Rivera's Tex-Mex used to sit. What is being layered on top in 2026 is a morning-and-lunch tier the neighborhood did not have a year ago.
Why the trail matters to any of this
The connective tissue for all three new openings is the same 13-mile ribbon of asphalt most residents already use for morning walks and after-school bike rides. The B&A Trail runs 13.3 paved miles from Glen Burnie to Annapolis along the former Baltimore and Annapolis Railroad route. In Severna Park, trail users pass a seasonal Saturday farmers market, and the trail runs behind pockets of businesses that cater directly to trail users, all the way north to Glen Burnie.
Locals already knew about the coffee stops along the trail. What is new is that national and regional operators are underwriting leases on the assumption that trail-adjacent walkability is now a real driver of morning traffic. That is a shift from the old center-of-gravity logic that treated Ritchie Highway strictly as a car corridor. If you have been running the B&A on a Saturday morning and stopping at the same coffee window for the last five years, the map is about to expand in your favor.
A practical note for the fall: most road crossings on the B&A are at-grade and many crosswalks do not have signals, with the trestles across Joyce Lane in Arnold and Round Bay Road in Severna Park being the exceptions. Worth remembering as school pickup traffic returns and daylight shortens.
What is on the calendar between now and Shoptoberfest
The late-summer and early-fall community calendar is the other half of the daily texture. A few dates worth putting on the fridge:
- Now through October 20. The Maryland Renaissance Festival is running Saturdays, Sundays and Labor Day Monday in Crownsville, across nine weekends of jousting, food and performance in the 27-acre Village of Revel Grove.
- August evenings at Kinder Farm Park. The park remains the reliable weeknight release valve, with walking loops, the farmhouse, and the sawmill and woodshop open on regular schedules.
- October 26, Shoptoberfest. The fall version of the Greater Severna Park and Arnold Chamber of Commerce's community festival is planned for October 26, and it comes packed with trick-or-treating, a costume contest, music and giveaways.
Those three anchor a season that, for most residents already living here, is less about big-ticket outings and more about the small rotation of Saturday morning routines: farmers market on the trail, a stop at Park Plaza, a loop through Kinder Farm, dinner at Park Tavern or a taco run to Señor Chile.
The through-line
If you zoom out on the last eight months of neighborhood news, one theme keeps repeating. Operators are picking Severna Park addresses because the walk-and-bike infrastructure is already here, and because the daily foot traffic between the B&A Trail, Park Plaza, and Baltimore Annapolis Boulevard is dense enough to support concepts that used to require a downtown Annapolis address. Toastique's morning juice run from Annapolis to Ritchie Highway is a small logistical fact that hides a larger one. The center of gravity for a certain kind of neighborhood breakfast has moved north.
For residents, this is mostly good news dressed as small news. Your weekday options are widening, your Saturday route through the trail has more legitimate stops on it, and the shopping center you already visit for groceries is quietly acquiring the kind of tenant mix that used to require a drive. Not every new lease will land. Vivi's closed in Edgewater after roughly a year, and the fast-casual category is unforgiving. But the direction of travel is the story, and the direction is toward a Severna Park that rewards walking out the door with a shorter list of destinations you actually want to reach.
